What rents should tenants expect in OCP and 33rd Street in 2026?

Rents vary significantly by submarket, building size, and suite size. In OCP, the published average W/D rate is $7.54/SF NNN, but sub-8,000 SF suites clear $11-$15/SF NNN because competition for small space is intense. Mid-size suites (15K-50K SF) clear $8-$11/SF. In 33rd Street, the average W/D rate is $10.11/SF. Office-showroom and flex suites in both submarkets achieve $14-$16/SF regardless of warehouse averages. CBD/Winter Park commands $14.86/SF, the highest non-specialty W/D rate in the entire metro.
