Seven major institutional projects are active: VanTrust SunPark Phase I (956,600 SF, groundbreaking Q3 2026, delivery Q3 2027), VanTrust Phase II (~1M SF, 2028+), Venture One/PCCP Venture Park Beachline II/III (748,000 SF, Spring 2027), Constellation AIPO Tract D (972,079 SF, 2026 delivery), Link/Blackstone Mahogany Pointe (671,713 SF, 2026), Ambrose Lee Vista III (219,000 SF, 2026), and Bridge Industrial Southeast Crossing (~450,000 SF, Q1 2026 delivery). Combined active pipeline: approximately 4.1 million square feet. The existing legacy anchor is SouthPark Center — 2.9 million square feet on 176 acres at the SR-528/Turnpike interchange — sold to PPF Real Estate for $315 million in the Central Florida commercial transaction record.
