In OCP/33rd Street: $10–$25/SF for 3–5 year leases (basic shell, bathroom, electrical, lighting). For 7+ years: $25–$40/SF. In West Orange/Apopka (higher vacancy): $20–$35/SF on a 5-year lease. Always request TI as a dollar figure, not a percentage. Contractors and service companies who do their own fit-out can negotiate lower base rent instead of TI.
